Every time I speak with an estate agent who wants to grow their business, the conversation almost always drifts back to the same place. Google.
Not social media. Not portals. Not the latest marketing gimmick. Google.
Because when someone is thinking about selling or letting their home, the first thing most of them do is open their laptop or pick up their phone and search for something simple, such as “Estate agents in [their town]”.
That moment is everything.
If your agency appears on page one, you exist in their world. If you don’t, you might as well not exist at all.
I’ve worked with estate agents across the UK for years now, and one thing has become painfully obvious. Many brilliant agents are invisible online, while agencies with far less experience dominate Google simply because they understand how visibility works.
So I thought I’d write down a few thoughts about how estate agents actually reach page one. Not theory. Not fluff. Just the process I follow when helping an agency grow their presence online.

Before diving into tactics, it helps to understand how Google views your business.
When someone searches for an estate agent locally, Google is essentially trying to answer three questions:

In simple terms, Google wants to recommend agencies that clearly demonstrate they operate in the area, provide the services being searched for, and are trusted by local people.
If you build your marketing around those three principles, you’re already moving in the right direction.
The First Thing I Always Do: Study the Competition
Whenever I begin working with a new estate agency, the first thing I do is open Google and start searching. Not to look at the client’s website, but to look at their competitors.
I use the time to figure out a few things:
- Who is appearing when you search “estate agents in [town]”?
- Who is dominating the Google Maps results?
- Which agencies appear repeatedly across different searches?
These businesses have already shown Google that they deserve visibility. So I started studying them.
- I look at their service pages.
- I check whether they have location pages or area guides.
- I read their blog content.
- I check to see how much depth they have in their content.
- I check how many reviews they have.
- I look at where their backlinks come from.
This isn’t about copying them. It’s about understanding the landscape.
Because once you know what Google is already rewarding in your area, it becomes much easier to build a strategy that can compete.
The Keyword Mistake Most Estate Agents Make
One of the biggest misunderstandings I see is around keywords.
Most estate agents focus only on obvious searches like:
- “Estate agents in Bristol”
- “Letting agents in Manchester“
- “Property valuation in Leeds”
Those are what I call commercial keywords. They’re incredibly important because they signal someone is actively looking for an agent. But Google doesn’t only reward businesses that chase those searches. It also rewards businesses that demonstrate knowledge.
That’s where educational searches come in. Things like:
- “How much is my house worth in Nottingham?”
- “Best areas to live in Sheffield”
- “House prices in York”
These searches attract people much earlier in their journey. When your agency consistently answers these questions through helpful content, Google begins to view your website as a trusted local resource.
Over time, that authority starts influencing your commercial rankings as well. This is because you have shown Google that you are knowledgeable and your website and its pages are worth showing on search.
Your Website Needs Strong Foundations
If I could change one thing about most estate agency websites, it would be this: They need stronger foundations. Your website should clearly show Google the areas you operate in and the services you provide.
That usually means building well-structured pages, such as:
- Estate agents in [town]
- Letting agents in [town]
- Property valuation in [town]
- Property sales services in [town]
- Property rental services in [town]
- Property marketing services in [town]
These pages become the pillars of your visibility.
They tell Google exactly what you do and where you do it.
Without them, your website lacks the clarity needed to compete in local search.
Why Content Matters More Than Most Agents Realise
Once those core pages exist, the next step is building content around them.
This is where blogging becomes incredibly powerful.
Not for the sake of posting random articles, but to build genuine local authority.
Over time, your website can start covering topics such as:
- Local property market insights
- Neighbourhood guides
- School catchment areas
- House price trends
- Moving advice
When done properly, this content sends strong signals to Google that your agency understands the local market.
More importantly, it also builds trust with the people reading it.
And trust is what wins instructions.
Building Authority Beyond Your Website
Another signal Google looks for is authority across the wider internet.
This is where backlinks and citations come into play.
When reputable websites reference your agency, it reinforces credibility.
These signals often come from places such as:
- Local business directories
- Property portals like Rightmove and Zoopla
- Local newspapers
- Community organisations
Each mention strengthens your digital footprint.
Think of it like local reputation, but online.
The Power of Your Google Business Profile
If there’s one tool estate agents consistently underestimate, it’s their Google Business Profile.
This profile influences whether your agency appears in the map results when people search locally.
A well-optimised profile should clearly show:
- Your services
- The areas you serve
- Images of your team and office
- A detailed business description
But optimisation alone isn’t enough.
Google also looks for activity.
Reviews Are the Fuel of Local Visibility
Reviews are one of the most powerful signals in local search.
Not just because of rankings, but because of trust. When a potential vendor sees dozens of positive reviews, it immediately builds confidence.
Google also notices when reviews are:
- Frequent
- Detailed
- Local
Encouraging happy clients to leave feedback should be part of your everyday process, not something you remember once every few months.
Why I Encourage Agents to Post on Google
Something else many agencies ignore is posting updates directly to their Google Business Profile.
These posts can showcase:
- New instructions
- Recently sold homes
- Market updates
- Community involvement
- Posts that support the services you provide and areas your agency covers
From Google’s perspective, this activity shows your business is active and engaged.
From a vendor’s perspective, it shows you’re busy.
Both signals are valuable.
The Reality About Reaching Page One
Here’s the honest truth.
There is no shortcut to reaching page one of Google.
No secret trick. No magic software.
What I’ve seen time and time again is that the agencies that dominate their local search results simply stay consistent.
- They build useful content.
- They strengthen their website.
- They collect reviews.
- They improve their local authority.
- And they keep doing it. Month after month. Year after year.
Eventually, the momentum becomes unstoppable.
That’s when something interesting happens. Your brand becomes visible everywhere your potential clients are searching.
And once that visibility compounds, your business changes.
Which is why I always say to estate agents:
